Questions

Architecture questions, answered plainly.

About architects, fees, process, permits, renovations, additions, new homes and construction support.

Getting started

Is the estimate really free?

Yes. The Free Estimate comes with no obligation. You approve a written scope before any design work begins.

What areas do you serve?

Nashville and nearby communities across Middle Tennessee, including Franklin, Brentwood, Hendersonville, Mt. Juliet, Smyrna and more. See the service areas page for the full list.

Do you work on homes and commercial buildings?

Yes. We design custom homes, additions and renovations, and we plan offices, restaurants, shops, medical offices, churches and mixed-use buildings.

Do you also build?

We focus on design, drawings, permits and construction support. We work with the builder you choose and can help you find and compare builders.

Design and process

What does an architect do that a drafter does not?

An architect studies your goals, site and rules, designs the building, coordinates engineers and prepares drawings that can be priced and permitted. Needs vary, and we explain what your project calls for.

How does the process work?

We visit, listen, study the site and rules, draw concepts, refine the design, prepare documents, help with permits and bidding and support you through construction. See our process page for each step.

Can you work from my own sketches or plans?

Yes. Bring sketches, photos and ideas. We build from what you have and tell you honestly what needs to change.

Can you design a small project such as a kitchen or porch?

Yes. Small projects often benefit from a few well-drawn sheets and a clear scope.

Rules and approvals

Do you handle permits?

We prepare permit drawings, respond to review comments and coordinate with the city. Each jurisdiction has its own steps and timing, so we review them at the start.

What if my property is in a historic or overlay district?

Some districts add review steps. We check early and prepare drawings and photos for the review so the schedule is clear.

Can you help with a variance or rezoning?

Yes. We study the rules, explain the options and prepare the materials. Approval is decided by the reviewing board.

Do you work with HOAs?

Yes. We prepare submittals for design review boards and homeowner associations.

Cost and timeline

What drives the cost of a design project?

Size, complexity, site conditions, approvals, consultants and how much support you want during construction. A written scope shows exactly what is included.

How do I compare architect proposals?

Ask each firm for the same phases, deliverables, consultants, meetings and exclusions. Our proposal scorecard helps you compare.

How long does a project take?

A small project can be designed in a few weeks. Additions and renovations often take a couple of months, and custom homes and commercial buildings take longer. We share a schedule in writing.

Construction and support

Do you stay involved during construction?

Yes, if you want. We can visit the site, answer builder questions, review products and help with closeout.

Can you help me choose a builder?

Yes. We prepare bid packages, answer questions and help you compare proposals on equal terms.

Can you help if the building has a problem?

Often yes. We assess the condition, explain what we see and recommend next steps, and we bring in engineers when needed.
